Zillow admits to being way, way off in their "Zestimates" much of the time.  According to their web page's disclosure (it's buried, so you have to search for it), when comparing their "Zestimates" to eventual sold prices, they are:

Within 5% of sold price only 27% of the time.
Within 10% of sold price only 50% of the time.
Within 20% of sold price only 76% of the time.
Off by 20% or more 24% of the time.

Further, they are judging with eventual sold price as the median, so a $500k house could be off by $50,000 in either direction - high or low - to qualify as "within ten percent".  That's a $100,000 spread!

Someone relying on their "Zestimates" to price a home for sale could leave big money on the table, or dramatically over price & scare buyers away.  Someone buying, on the other hand, could potentially dramatically over pay - or walk away from a great value!
